This Disclaimer applies to the AlphaIQ platform ("the Platform") operated by J&A Marsh Investments Pty Ltd (ABN pending), Perth, Western Australia. Please read this document carefully before using the Platform.

J&A Marsh Investments Pty Ltd does not hold an Australian Financial Services Licence (AFSL) and is not authorised to provide personal financial advice under the Corporations Act 2001 (Cth).

Property valuations displayed on the Platform are AI-generated estimates based on publicly available data and should not be relied upon as formal property valuations. They are not prepared by a licensed valuer and do not meet the requirements for any legal, financial, or regulatory purpose including but not limited to mortgage applications, insurance, legal proceedings, or tax assessments.

The Platform may reference, summarise, or analyse information from third-party sources including news publications, regulatory filings, market data providers, and public records. We do not control and are not responsible for the accuracy of third-party information. We do not endorse any third-party sources or their views.

We do not guarantee any particular financial outcome from using the Platform. Past performance information, growth projections, scenario modelling outputs, and AI analyses are not promises or guarantees of future results. 8. Platform Availability

We strive to keep the Platform available at all times but do not guarantee uninterrupted access. The Platform may be unavailable due to maintenance, technical issues, or circumstances beyond our control. We are not liable for any losses arising from Platform unavailability.

9. Limitation of Liability

To the maximum extent permitted by law, J&A Marsh Investments Pty Ltd, its directors, officers, employees, and agents shall not be liable for any loss, damage, cost, or expense (whether direct, indirect, incidental, consequential, or otherwise) arising from:

• Your reliance on any information, calculation, projection, or AI output from the Platform
• Any investment, financial, or tax decision you make
• Errors, inaccuracies, or omissions in Platform content or AI-generated outputs
• Unauthorised access to your account or data
• Platform downtime, data loss, or technical failures
• Changes in legislation, market conditions, or economic circumstances

This limitation applies regardless of whether the loss was foreseeable and whether we have been advised of the possibility of such loss.

10. Australian Consumer Law

Nothing in this Disclaimer is intended to exclude, restrict, or modify any rights you may have under the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)) that cannot be excluded, restricted, or modified by agreement.
